How to Change the Property Owner
What "Changing the Owner" Means
In Holidu, the owner is the account holder (host) responsible for the property. Changing the owner means transferring a property from one account holder to another. This ensures that payouts, contracts, and management responsibilities are correctly assigned to the new host.
The process requires the new account holder to sign their own independent contract with Holidu before the transfer can be completed.
Rules and Conditions
- One property at a time: You can only transfer one property per request. Bulk transfers are not available.
- New contract required: The new account holder must sign a separate contract with Holidu.
- Booking status matters: Bookings that have already been invoiced and paid to the previous owner cannot be transferred. Only non-invoiced bookings can be migrated upon request.
- Onboarding fee: If the onboarding fee was already charged to the previous account holder, it will not be charged again. If it hasn't been charged yet, it will be deducted from the new owner's first payout after their first booking.
Impact on Payments and Invoicing
For the previous account holder: They continue to receive payouts and invoices for all bookings confirmed before the ownership change date.
For the new account holder: They receive payouts and invoices for all bookings confirmed after the ownership change date.
Booking migration: Bookings made before the transfer but not yet invoiced can be migrated to the new account holder. However, this is not automatic and must be explicitly requested. Once migrated, the new owner receives all associated payouts and invoices for those bookings.
How to Request the Change
To transfer ownership of your property to a new host, please reach out to us using the Holidu Assistant. Our support team will guide you through the process and handle the transfer securely.
Important Considerations
Booking access: After the ownership change, the new account holder may have limited visibility or no access to bookings made before the migration. Booking data is not automatically inherited by the new account.
Explicit booking migration required: If you need existing bookings to be transferred to the new owner's account, this must be requested explicitly from the Holidu team. Without this request, the new account holder will not be able to view or manage pre-transfer bookings.
Guest communication: Make sure to inform your guests about any ownership or account changes to prevent confusion regarding check-in procedures, payments, or communication channels.
